The Farmhouse, 2 miles from Colgate

You’ll love staying at this spacious, peaceful, 1860s farmhouse with its open floor plan, beautiful hardwood floors, and mix of modern and rustic charm. Sit on the front porch and watch the sunrise, enjoy a BBQ and picnic in the backyard, or gather around the firepit and roast marshmallows. The Chenango River is a short walk where you can wade in the stream, fish for trout, or just sit and enjoy the sound of the water flowing.

Located on a quiet, country road only 2 miles from Colgate and the village of Hamilton, The Farmhouse can sleep 10 and features plenty of comfy chairs and couches and places to rest your head. There are 2 full baths, 1 king bed, 1 queen bed, 1 full bed, and 2 twin trundle beds (4 total twin beds). In addition, we have a futon/couch, a crib/toddler bed, a queen pull-out couch, and a large couch in the living room.

FIRST FLOOR
You’ll walk into an expansive sunroom with an egg chair (Google it!), a high-top table, and yoga mats to help you relax! From the sunroom, you’ll enter the light-filled farmhouse featuring a fully stocked kitchen, laundry room, and full bath with shower.

Off the kitchen is a breakfast area with expandable high top table and a living room with two sitting areas and a large, Smart TV. Also on the first floor is a formal dining room as well as a family room with gas stove, desk, Smart TV.

And what’s a farmhouse with out a front porch? Have a seat and watch the chipmunks play and the neighbor’s chickens peck our newly planted grass seed! And make sure to wake up early enough to catch the gorgeous sunrise across from a beautiful field of corn in the summer.

The washer and dryer are easily accessible and the kitchen is stocked with spices, condiments, coffee, tea, pots, pans, and appliances that you’d have at home. We stay here as well so we know what the house needs to make you feel at home.

SECOND FLOOR
The second floor features four bedrooms and a baby room.

Bedroom 1 includes a comfortable king bed, Smart TV, dresser, sitting area, and wardrobe.

Bedroom 2 is separated from the master bedroom by a beautiful barn door and includes a queen bed and dresser.

Bedroom 3 connects to Bedroom 2 and has a day bed/trundle bed that can be pulled out to sleep 2 or the room can be used as a small living room.

Bedroom 4 has both a full bed and a twin trundle bed. It can sleep 4 if the trundle is pulled out.

The sitting room off the master bedroom includes a futon that can be made into a bed as well as a crib, a child’s table and chairs, and toys, books, and puzzles.

The upstairs bathroom includes a tub, shower, low-flush toilet, and double sink with plenty of amenities in case you forgot (toothbrushes, Q-tips, razors, band aids, etc.)

NEARBY
Just a short walk on the property are the headwaters of the Chenango River. Grab one of our fishing poles on your way and see what you can catch in the trout-stocked waters. Or bring a book or yoga mat (we have plenty of both!) and enjoy the serenity of the running water.

You also have access to a large fire pit area, 5-burner grill, 2 picnic tables, bikes (toddler, kids, and adults) and toys for kids.
